Whitsitt & Associates, Inc. established in 1988 by local
appraisers who recognized the need for a full service
appraisal office to serve the growing demands of our expanding community.
Our staff has over 80 years of combined local real estate and appraisal
experience.
Individual Appraiser Profiles:
Stephen D. Whitsitt, MAI, SRA, holds the MAI and SRA designations of
the Appraisal Institute and Certified General license of the State of
Illinois. He has been an appraiser for over 40 years, with experience in
appraising commercial properties, eminent domain, special use properties,
as well as expert witness testimony. He has served as an instructor at
Parkland College and guest lecturer at the University of Illinois. He has
written and instructed a continuing education course for the State of
Illinois.
Mark S. Whitsitt, SRA began as a residential appraiser in
2006. He has completed educational requirements through the
Appraisal Institute since that time and is proficient in the areas of
residential home, vacant residential land, 2-4 unit
rentals, as well as condominium and zero lot line valuations. He
became a certified residential appraiser in Illinois in 2010 and holds an
Associate in Arts degree from Parkland College and a Bachelor of Arts degree
from Eastern Illinois University. Mr. Whitsitt served as the
secretary/treasurer for the Heart of Illinois Chapter of the Appraisal
Institute in 2007. He formerly served on the Board of Directors of the
Homebuilder’s Association of East Central Illinois and the United
Ways Emerging Community Leaders Program for 2011. He is also a former
board member of the Chicago Chapter of the Appraisal Institute. Mr.
Whitsitt currently engages in work for lenders, individuals, relocation
appraisals, divorce work with/without court testimony, and estate and fire
damage valuations. He previously served on the Board of Review of Champaign
County and as interim Supervisor of Assessments for Champaign County.
Stephen M. Schroeder is an Illinois Certified Residential Appraiser. He has
been active in the real estate field since 2005. He is proficient in areas
of vacant land, residential home, 2-4 unit rental,
manufactured home, condominium, and zero lot line valuations. He is an
active managing broker in Illinois and Indiana. Mr. Schroeder is a past
vice president and treasurer of the Iroquois/Ford County Association of
Realtors. He holds an Associate in Applied Science degree from Danville
Area Community College, a Bachelor of Arts degree from Eastern Illinois
University, and a Master’s of Arts degree
from Olivet Nazarene University.
Christy Simon Whitt, MAI began as a
commercial appraiser in 2013. She holds
the MAI designation of the Appraisal Institute and
is a Certified General Real Estate appraiser in the State of
Illinois. She is proficient in completing appraisal work for
commercial properties including retail, office, warehouse, industrial,
subdivisions, land, special use, and multi-family. Ms. Whitt was
previously an educational program developer, and
has been involved in local education since 2005. She holds a Bachelor’s degree in Elementary Education and
Master’s degree in Curriculum & Instruction, both from the
University of Illinois at Urbana-Champaign.
Wade Denby began as a commercial appraiser in
2014. He has completed the educational requirements through the
Appraisal Institute and is an Illinois state licensed Certified General
Real Estate Appraiser. He is proficient in completing appraisal
work for commercial properties including multi-family, retail, office,
warehouse, industrial, and land. Wade was previously a commercial loan
officer in Champaign/Urbana and had been in banking for over 25 years. He
has a Bachelor’s degree in Economics from
the University of Illinois Springfield.
Angie Brix is an Associate Real
Estate Trainee Appraiser and is proficient in completing supervised
appraisal work for residential properties including residential homes,
condominiums, zero lot line, vacant land, and 2-4 unit
rental valuations. She has been an active Broker with the Champaign
County Association of Realtors since 2007. Ms. Brix holds a Bachelor
of Science degree from Middle Tennessee State University and a Master of
Education Degree from the University of Illinois at Urbana-Champaign.
She was a 2010 Graduate of the United Way Emerging Community Leaders
Program and served on the Champaign City Council.
Aimee Baumgartner began as an Associate Real Estate
Trainee Appraiser in 2018, and
is in the process of completing all required basic education requirements
through the Appraisal Institute. She is skilled in completing
supervised appraisal work for residential properties including residential
homes, vacant land, 2-4 unit rentals, as well as condominium and zero lot line valuations. Aimee received her Bachelor of Arts
degree from the University of Vermont and her Master of Fine Arts from the
University of Illinois at Urbana-Champaign.
